Terms and conditions Including Conditions of Booking

We look forward to welcoming you to our guesthouse. When you make your booking, you are entering into an agreement with us. Please read our terms and conditions of booking below.

Arrival and Departure

Check in is available from 4.00pm to 8.00pm (16:00 to 20:00) on the day of arrival. Check-in times outside of those specified must be confirmed with us prior to arrival. If we have not heard from you 8:30pm (20:30) on the day of check-in, we may cancel your entire booking and accept another last-minute booking. So please contact us BEFORE your scheduled check-in expires. Please also let us know of your flight/travel details so we may monitor unexpected flight delays.

We ask that you please vacate your room by 10.00am (10:00) on the morning of departure. As we are a small guesthouse, unfortunately, we cannot provide any late checkouts. If you have an afternoon flight, please talk to us about the possibility vacating the room and remaining at the property for your convenience. This is not always possible.

Reservations

Regular Bookings

Bookings made in person, over the phone or via a website require a 30% deposit paid via credit card to secure the booking. No booking is confirmed unless a confirmation has been sent and received. Full payment for the entire stay is required upon check-in.

Advance Saver or Non-Refundable Bookings

Payment for ANY type of booking incl, but not limited to, rooms and experiences listed as non-refundable and advance saver are paid in full within 24 hours. A deposit of 30% is taken at time of booking with the balance billed to the same card within 24 hours. If you prefer to pay the balance by bank transfer, please contact us. We MAY accept payment this way. Please note, this option is ONLY available with more than 4 weeks to arrival.
Bookings made online or via online travel agents may be subject to differing terms and conditions in force at the time of booking. Please confirm with the agent or online store/travel agent you booked through for your conditions.

Cancellation by the Guest

We are a small guesthouse with only 6 rooms, so cancellations can have a big impact on us, especially if we have turned away potential guests in favour of someone who has already booked and who then cancels. We do, however, appreciate that unforeseen circumstances can intervene, and we try to be as sympathetic and helpful as possible in such cases. All deposits are non-refundable.

Pre-Payment, Advance Saver & Bookings with Non-Refundable Terms

All prepaid amounts are non-refundable. Non-refundable, pre-paid and advance saver are non-changeable. Any changes to dates or names will be considered a new booking and all prepaid amounts will be forfeited.

No Shows/Early Departures

No refund will be offered for cancellations, no-shows and early departures.

We take all Bookings in good faith, as we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made at Villa Marae either accommodation or goods, services, meals or drinks that have pre-booked (verbal or written) forms a legally binding contract. For this reason, we advise that you take out a suitable insurance product to cover against unexpected costs such as cancellation fees. In addition, we may take legal action, through the Courts, to recover any outstanding debts.

Cancellation by Us

Should it become necessary for us to cancel a booking we will contact you immediately. Any payments made will be refunded in full. Should you wish to, we will attempt to book you into another local bed and breakfast of similar level in a similar standard of room(s). Should this establishment be more expensive than Villa Marae, we will pay the difference for the first night of your stay. Our liability will not extend beyond these conditions.
Villa Marae Ltd will not be liable for any sundry costs of your vacation/holiday. For example, but not limited to, flights, ferries, tours, restaurants, other accommodation, car hire etc.

We HIGHLY recommend travel and/or cancellation insurance.

Car Parking

A car park is available for guests’ use at the side of the Villa. Cars parked here are at owners’ risk.

Change of Room/Selection of Room

If a booking is taken out for a specific room and the room reserved is required to meet a specific guest needs or rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room of similar quality. Unfortunately, although we have the ability to book certain rooms on our website, this is not always possible due to operational requirements.

Damage and Breakages

Please take care of our home. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur especially if you accidentally spill something – it’s much easier to clean if we know what it is and act quickly. We reserve the right to charge the card on file for any and all damages to the property caused by you, a guest of yours, someone you invite/bring to the villa, any delivery person/service/employee brought to the villa by you.

You agree that any such charges not able to be charged to a card, will be paid by you within 14 days via an alternate card or bank transfer. We reserve the right to charge any additional fees incurred in the recovery of any amounts owed to Villa Marae Ltd.

Data

Some of the data gathered during the course of a booking may be held on computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information, please let us know.

Keys

You have access to the building and your room 24 hours a day throughout your stay using a set of keys given to you when you register on arrival. You have full responsibility of these keys for the duration of your stay. Lost keys will be charged at €15.00 per set.

Liability

We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees whilst acting in the course of their employment.

Lost Property

We are happy to return items that have been left following departure. However, there will be a charge to cover the cost of postage. We will send you a quote before sending the item.

Missing Items

We reserve the right to charge for missing items at full replacement value plus sundry costs like time and expenses (including handyman/professional) fees. You agree that any such charges not able to be charged to a card, will be paid by you within 14 days via an alternate card or bank transfer. We reserve the right to charge any additional fees incurred in the recovery of any amounts owed to Villa Marae Ltd.

Payment

All due amounts for the entire booked stay are due on the scheduled day of check-in. This may be payed by in cash or credit card. A credit card is always required for check-in at the guesthouse and may have a reserve placed against the card. Payment for the stay is available by bank transfer, however this must be cleared into our account before the day of arrival. Please allow time for the transfer. If the funds have not arrived into the account, full payment on check-in by another means will be necessary.

Pets

Pets are not permitted in the Farmhouse, the Lodge or on the adjoining land.

Prices

We reserve the right to change our prices at any time. This does not affect bookings already made.

Smoking

Smoking, including the use of e-cigarettes, is NOT permitted within any part of Villa Marae. This includes under any awning’s direct attached to any building.

Please note that offending guests may be asked to leave immediately and may be liable for professional cleaning of any rooms with no refund offered for early departure.

Termination Policy

Villa Marae reserves the right, at its discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that noncompliance of our non-smoking policy will constitute termination). No refunds will be made.

VAT

All published rates are inclusive of an applicable PST/VAT/local taxes at the current rate.

Wi-Fi Access

By using our Wi-Fi Service, you automatically agree to the terms and conditions of use in force at the time. This includes the logging of all mac address and user access times. If it is found that a guest is using our wifi for any illegal activities, of any kind, the stay of that guest will be terminated without refund and information passed to the authorities if requested. This includes but is not limited to, cyber bullying, downloading illegal content, pirating, hacking. Any attempt to access our secure network, change settings of our system, deleting content or in any other way using the service to which it is intended will result will not be tolerated.

As we run on a limited bandwidth system, certain activities will be blocked. For instance, torrenting. If you have specific requirements, please contact us in advance of arrival. Villa Marae will not be liable for any damages caused by lack of sufficient signal, bandwidth or downtime of our system. The WiFi/Internet service is provided as a complimentary service to our guests and is NOT part of the booking contract.

About the Terms and Conditions

We reserve the right to amend these terms and conditions at any time.

You acknowledge and agree that all intellectual property rights (including, but not limited to, copyrights (including rights in software), trademarks, database rights, patents and inventions) in and relating to the service are owned by us and our licensors or contractors. Nothing in this agreement operates to transfer any such intellectual property rights to you.

We reserve the right to assign or sub-contract any of our rights and obligations under this agreement without notice to you.

If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.

This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts.
